Text description provided by the architects. Designed to honor the masters of modern Brazilian architecture, the building is a thin concrete slab with a slightly rounded mezzanine. This group is perched 19 meters above the ground, supported by impressive Y-shaped columns. The massive access reveals an elegant exposed concrete corridor that provides access to the lobby.

According to Pablo, the identity of the project begins to emerge when thinking of the plot with its location 70 meters off Adolfo Tabacow Street, one of the most valuable points of this neighbourhood. “When the project was approved, the legislation was placed facing Adolfo Tabacow Street and back on Jorge Coelho Street, where a monumental entrance was built,” he says. At first, the idea was to put a file port cochere In order to facilitate ascent and disembarkation at the entrance to the building, but the width of the street Jorge Coelho did not allow the implementation of this element. The solution that Slemenson found was to create a box for incoming cars in the basement of the grounds, just at the end of the first ramp which is the entrance to the garages. For pedestrians, an exposed concrete walkway has been created that connects the apartment entrance to the ground floor lobby, where the common areas are distributed.





The property development has two main volumes, the building and the leisure and luxury complex, separated by an abundant tropical garden. The bold idea of raising the first floor to an impressive height of 19 metres, equivalent to the sixth floor, was to widen the horizons so that the social and intimate areas on the lower floors could also enjoy the side view of Adolfo Tabacow, creating an additional differentiation for the property development. “This plus the footage to be built was the equation that led to this project,” Slemenson sums up.

Four Y-pillars 19 meters high at the edges of the building and the central core are the elements that support the building in the form of a 60-meter-long, 90-meter-high slab and 650-square-meter slabs. In order to ensure the safety of the relatively tall and slender construction, tests were carried out in wind tunnels, a simulation that evaluates the performance of the structure during wind gusts, thus enabling knowledge of the dynamic response not only of the building but also of the comfort conditions of the occupants. Between the traditional concrete slab structure and impressive Y-shaped columns, the architect tells us that a two-meter-thick slab of concrete was designed to serve as a structural transitional element.


With so much free space in the facade between the ground floor and the first floor, Slemenson searched for contrasting forms to fill this large void. The solution came about by measuring the volume of the round mezzanine, an element that protrudes from the sheet and creates an additional point that adds value to the facades.

With the aim of achieving a relaxed atmosphere and a more warm and residential language, the north facade uses dark bricks in the London style, which speaks harmoniously with many other materials and provides high acoustic-thermal performance. The openings in this face are intentionally small, with more glazing areas darkening, avoiding excess sunlight and heat. In the opposite facade, where the intimate and social areas are located, the metal protective barriers of the terraces form a point corresponding to the glazing Pie With frames of German technology from the Schiico brand, with sound-enhancing sealing and sealing systems.

The other two facades offer a mix of bricks and an airy Pertech facade. Six centimeters from the adjacent side wall, the aluminum frame and wood finish provides an elegant combination with the other materials used. The ventilated facade is a differentiated structural solution that avoids direct exposure to sunlight, allows natural ventilation, is durable and is easy to replace.

In order to facilitate the daily routine and to keep the real estate development always clean and well maintained, it has been installed in a roof and facade cleaning and maintenance system with trolley and hoist. In addition, the building has a reused water system, solar panels for the swimming pool and water heating in the units.
