The new tower is 20,000 square meters long2 office space, as well as 850 m2 Food hall, market hall and 500 m2 than other public places, according to the EIA scoping report settled with the neighboring town of Westminster last month.
But the report stresses that the scheme “continues to evolve in response to the development brief and pre-implementation consultation.” Woods Bagot told AJ she expects to release more details for consultation in the fall. It is expected that the planning application will be submitted after that.
The 0.12 hectare site is home to a 1930s office building with two units on the ground floor, currently occupied by Holland & Barrett and The Pure Food Company. Building 6500 m2 It is nine stories tall but will be demolished to make way for the tower – apart from its built facade, which will be retained and adapted.
The site borders Grade II* listed Leadenhall Market to the north, south and east, as well as the New Moon Pub, Lime Street Passage and Bull’s Head Passage. It is also located about 20 meters from the site leadenhall onea 36-storey tower under construction north of Leadenhall Market.
If built, a tower at 85 Gracechurch Street would also fill a “gap” in the London skyline between the current set of towers around Bishopsgate, Leadenhall Street and Walkie Talkie – it was originally proposed as a strange tower located about 200 meters south of the set.
Last year, Kohn Pedersen Fox received permission to plan for 30-storey tower at 70 Greychurch Street – The first approved tower in Gracechurch – while a Tower approved by Eric Parry Architects And the Coming tower design by Wilkinson Air It means Walkie Talkie is likely to be joined on Fenchurch Street.
Woods Bagot Tower was designed with development director Shaw Corporation and developer Hertshten Properties.
A spokesperson for the practice said: ‘Shaw Corporation, on behalf of [site] The owners, develop plans for the future of 85 Gracechurch Street. The team is currently working on their ideas in consultation with the City of London Corporation, Leadenhall Market traders, neighbors and local representatives.
“While at an early stage, plans are likely to include a new, highly sustainable commercial building with luxury-led office accommodation and a new flexible market hall on the lower levels that will complement and support the renovation of historic Leadenhall Market.
“We are currently working on our ideas and hope to release them for broader consultations in the fall.”
The building is believed to be Woods Bagot’s first skyscraper in the UK, however, the Australian practice, which employs more than 850 people worldwide, has handed over dozens of towers elsewhere.
Other skyscrapers with practice include the completed 370m Qingdao Haitian Center and the 380m Shezhen Luohu Friendship Trade Center under construction, both in China, as well as 608m (and 150 floors) Tradewinds Square Tower in Malysia.
